Two markets, one city

Surrey is growing faster than anywhere in BC, and that splits the roofing work in two

In the newer parts of the city, most of what we are called for is detailing and warranty-period repairs. A roof that went on five years ago rarely needs replacing, but it can still leak at a skylight curb, a valley or a badly cut piece of flashing. That is a repair, and often one the original installer should be covering.

In Newton, Fleetwood and the older parts of Whalley the picture is completely different. A great deal of that stock went up in the 1970s and 1980s, has been re-roofed once already, and is now genuinely in the replacement conversation. That is where the deck and the attic ventilation matter as much as the shingles.

Surrey also takes more rain than most of the region, and it falls on a lot of shallow suburban roofs with long runs and plenty of valleys. Water finds the detail that was rushed.

New construction, warranty work and Guildford's strata density

Surrey's growth means a steady volume of new-build roofing and, behind it, warranty-period work on roofs that are only a few years old. We take on both. What we will also do is tell you when a problem is still the original installer's to fix, because that fix may cost you nothing and it is not our place to quote for it.

Guildford is the other side of the city's character. Townhouse and low-rise complexes make up a large share of the roof area there, and a strata re-roof is a different exercise from a house. Councils need something they can put in front of owners, access has to be arranged around residents, and the work usually has to be staged.

For councils, the free site visit produces an itemised estimate that separates what needs doing this year from what can reasonably wait. Where a formal condition report is needed for a depreciation report or an AGM, we produce one as a separate paid piece of work.

Yes. Cloverdale, Newton, Fleetwood, Guildford, Whalley, South Surrey and out to the White Rock border are all inside our regular service area. Coastal properties near White Rock get particular attention paid to flashing and metal components, because salt air corrodes those long before the shingles wear out.

Our yard is in Richmond, which is roughly half an hour from most of Surrey depending on the crossing and the time of day. Surrey is part of our regular route rather than an out-of-area job we charge a premium for, and we will tell you honestly at the quoting stage if access or distance affects the price.

Yes. Alongside re-roofs we take on new-build work and warranty-period repairs, which is a real part of the job in the newer parts of Cloverdale and South Surrey. If a roof is still inside its warranty window we will tell you that, because the fix may cost you nothing through the original installer rather than being a job for us.

Regularly. Guildford has the highest concentration of townhouse and low-rise strata in Surrey. Councils get an itemised estimate they can circulate to owners, staged work to limit disruption, and full WCB coverage for multi-unit access. Formal written condition reports for depreciation reports or an AGM are available as a separate paid service.

Possibly, but not automatically. A 1970s Whalley home has almost certainly been re-roofed at least once, so what matters is the age and condition of the current covering rather than the age of the house. We come out free, look at the deck and the ventilation, and give you a straight answer either way. Plenty of the roofs we look at have several years left.

Active leaks go to the front of the queue and we will get you the earliest available visit. During busy periods and after major storms we will not promise a particular day, but we will be straight with you about timing when you call rather than after. The first visit is about stopping the water, not selling you anything.
