The north-slope problem

Half of Burnaby's roofs barely see the sun for six months

Capitol Hill and Burnaby Heights sit on north-facing slopes that get very little direct sun between October and April. Roofs up there stay damp for days after rain rather than hours, and moss establishes faster than almost anywhere else in the Lower Mainland. It is the single thing we get called about most in this city.

Worth being blunt about it, because it is also the most common reason a Burnaby homeowner gets sold a roof they did not need: moss on its own does not mean replacement. Caught early it is a cleaning and a zinc strip. Left a decade on a slope that never dries, it may have lifted the shingle edges and let water underneath, which is a different conversation entirely. What a roofer should be checking on a shaded Burnaby slope is not the moss itself but what is under it: whether the courses still lie flat, whether the granules are holding, and whether the attic below has enough ventilation to dry the deck out.

The housing age is the other half of the picture. A great deal of Burnaby Heights and Capitol Hill went up in the 1940s and 1950s, which means those homes are on their second or third covering. Layered work, dated ventilation and soft decking around the valleys are all normal findings on that stock, and all three change what a roof replacement actually involves.

Along Willingdon and through Metrotown and Brentwood the picture flips again: townhouse and low-rise strata, where the roof is a council decision rather than a homeowner one.

Councils get an itemised estimate they can circulate to owners, staged work to limit disruption for residents, and full WCB coverage for multi-unit access. Formal written condition reports for a depreciation report or an AGM are available as a separate paid service.

North-facing slopes on Capitol Hill and Burnaby Heights get very little direct sun between October and April, so they never properly dry out. That is ideal for moss. Worth saying clearly: moss on its own does not mean you need a new roof. Caught early it is a cleaning and prevention job, and we will tell you which situation you are in.

Not automatically. A house that age has almost certainly been re-roofed twice already, so what matters is the age and condition of the current covering, not the house. What we do look for on that stock is layered work, ventilation that was adequate in 1958 and is not now, and deck condition around the valleys. The site visit is free and the answer comes either way.

Ask for the estimate in writing and itemised, ask whether the roofer quoting the job is on the crew that will do it, and ask what happens if the deck turns out to be soft once the old covering is off. Any roofing company worth hiring will answer all three without hesitating. If you are given a single number with no breakdown, you have no way to compare it against anyone else.
